Each of us has managed unfurnished and furnished homes that rent on a 12 month lease and are familiar with the Laws and Rules of the North Carolina Real Estate Commission as well as Chapter 42 of the North Carolina General Statues called the Landlord Tenant Act.

Each Owner of OBX Housing is sent an email invitation to active their Owner Portal to from our website. Here they can view their rental account including a rent payments and expenses. The Owner Portal is accessible from your mobile device or you can view the full version on your home computer. The Owner Portal can be accessed 24 hours a day, 7 days a week.
OBX Housing Owners may also view Tenant Inspections along with photos when OBX Housing performs annual or periodic inspections. The Inspection Report is a thorough report which documents and shows pictures of the home as well as current and future maintenance items for the Owner to consider. Once OBX Housing performs the Inspection, we will publish this to the Owner Portal and also send you an email to let you know it is there and ready for you to view. It really streamlines the process regarding Lease renewals with no down time for delays.
Payment are received with ease…
Owners with OBX Housing are paid by the 10th day of each month, we do not Escrow a month’s rent like many other OBX Agents. The rent payments can be made electronically AT NO CHARGE which means they are sent from our bank to your account quickly. The Owner can look in his Owner Portal to see when the funds were sent and if there were any expenses. One of our Brokers will also email the Owner a monthly Owner statement that directs you to your Owner Portal as well. Paper check and statements are available at no additional charge but we cannot be responsible for delays in the US Postal Service.
Outer Banks Housing Rewards
To encourage your Tenant to pay online and on time, OBX Housing offers a monthly rent raffle. Any OBX Housing Tenant who pays the rent online before the 6th day of the month is entered into a raffle to win a $25 Gift Card. In the past we have given away Gift Certificates to John’s Drive In, Shell Gas Card, TJ Maxx Card, Papa John’s and this month we are giving away a $25 card for CVS that can be used for merchandise or prescriptions.
